Dutch Bros planning first Louisville location

Another drive thru coffee shop is entering the Louisville market.

Grants Pass, Oregon-based Dutch Bros is planning to open its first area store at 9101 Taylorsville Road, according to a parking waiver request filed with Louisville Metro Planning and Design. The waiver would allow the company to exceed the maximum number of 10 parking spaces allowed on the 1.26-acre property. 

The land is currently owned by Louisville 9101 Taylorsville LLC, which has an address in Nashville that comes back to commercial real estate firm and retail center developer Oldacre McDonald.

When reached for comment, Jake McDonald of Oldacre McDonald said the firm is selling the land to a Dutch Bros Developer. 

McDonald did not disclose the name of the developer or how much the developer is paying for the land. Oldacre McDonald purchased the property in 2022 for $750,000, according to Jefferson County Property Valuation Administrator records. 

Dutch Bros (NYSE: BROS) has not responded to a request for comment. 

The to-go coffee chain offers a variety of energy drinks, teas, lattes, shakes, smoothies, sodas, coffees and snacks, according to the company’s website

Dutch Bros opened its first Lexington location last year and its first Bowling Green store in March. The company opened 45 new shops during the first quarter of this year.

Founded more than 30 years ago, Dutch Bros operates more than 870 stores and reported $965.8 million of revenue last year, according to a U.S. Securities and Exchange Commission filing.

A single-family home currently sits on the property tapped for Dutch Bros' first Louisville location, with another home on one side and Forest Hills Commons senior living facility on the other. A large shopping center anchored by Kroger is on the other side of Taylorsville Road. No wrecking permit has been filed for the single family home on the Dutch Bros property. 

Each Dutch Bros location is similarly constructed, according to a report in LBF’s sister paper Jacksonville Business Journal — an approximately 950 square foot drive-thru only store and a walk-up window with 25,000 to 30,000 square feet paved for drive-thru lanes. A recent Jacksonville Dutch Bros was expected to cost $550,000 to construct. 

Dutch Bros entrance into the Louisville market comes as dozens of drive thru coffee shops have descended on the region. Braxton Jones, 7 Brew Coffee regional manager, told Business First in an earlier report that the chain plans to open 30 to 40 stores in the Greater Louisville area over the next five years.

Omaha, Nebraska-based Scooter's Coffee LLC expects to open a total of 26 locations in the Louisville area, including 15 between 2024 and 2026.
